Before work began, permission from the town hall was required in order to erect the scaffolding on the outside footprint of the site. The area set aside measured roughly 10 m long by 1 m wide, for a height of about 5.90 m, together with a storage area of around 10 m².
The old, porous plain tiles were stripped off. A skip was positioned on site and a telehandler was used to make handling easier. The old battens were also removed, along with the existing zinc gutter and downpipe. The waste was then taken away to a waste-recycling centre.
Once the substrate had been cleaned and prepared, new battens were fixed before the plain tiles were laid. The roof covering was carried out course by course in order to keep the alignment even across the whole of the roughly 90 m² of roof.
A verge with a downturned edge was formed over roughly 9 ml. The ridge was finished dry and screw-fixed, without the traditional mortar bedding, so that the ridge units are held mechanically.
At the junction with the neighbouring roof, a strip of Wakaflex about 50 cm wide was fitted so as to join the existing roof cleanly to the new roof covering. A sealant was also applied around the chimney to deal with this critical detail.
The re-roofing ended with the fitting of a new gutter and a zinc downpipe. The whole roof covering has therefore been renewed, from the tiles right through to the rainwater drainage.
